Zoning Board to hold public hearing for new multi-family housing project

BEDFORD – The Bedford Board of Zoning is scheduled to hold a regular meeting and public hearing on Tuesday, August 26, 2025, at 3 p.m. at the City Concourse, 1402 H Street. The meeting will also be live-streamed on the City of Bedford’s Facebook and YouTube channels.

The meeting’s main agenda item is a public hearing for

AJ Nelson Properties, LLP, is requesting a special exception permit to construct a multi-family dwelling on Lots 15, 16, and 17 of the Brightwood Addition. The proposed location is in the northeast quadrant of Washington Avenue and 25th Street, an area zoned B-2, which permits multi-family housing with a special exception permit. The Plan Commission has already approved the initial request for this matter to be heard by the Zoning Board.

AJ Nelson Properties also owns three parcels to the north of this location, at the corner of 24th and Washington, where they have plans to build another multi-family housing unit. These lots are zoned PR, which already allows for this type of development as a permitted use. The project is a “Proposed Apartments – Site Plan” prepared by Travis Norman Group. The concept plan for the proposed apartments includes spaces for parking, sidewalks, and a dumpster pad for both the 24th Street and 25th Street properties. The apartments are designed to be two-story units with 2-3 bedrooms and two bathrooms.

The current members of the Board of Zoning include Ronald Rile, Steve Kimbley, and William McFadden, who were appointed by the mayor, along with council appointees Matthew Parker and Heath Hawkins. Brenda Cummins, the Health Officer, serves as an ex officio member.
