Bedford Board of Zoning Appeals to hear setback variance request

BEDFORD — The City of Bedford Board of Zoning Appeals has scheduled a public hearing to consider a residential variance request for a property located on L Street.

Property owners Jeff and Ann Weddle are seeking a variance from the city’s standard zoning requirements for the construction of a new home at 2513 L Street. Specifically, the petitioners are requesting a reduction in the required side-yard setback from the standard 8 feet to 5 feet.

The hearing offers an opportunity for neighboring property owners and interested citizens to provide feedback or ask questions regarding the proposed construction and its impact on the surrounding area.

Understanding Setback Variances

In municipal planning, a “setback” is the minimum distance a structure must be set back from a property line, road, or other landmark. These regulations are typically in place to ensure adequate spacing between buildings for safety, utility access, and neighborhood aesthetics.

A variance is a request to deviate from these specific set requirements due to unique circumstances regarding the property in question. The Board will determine if the Weddles’ request meets the criteria for such an exception during the April 28 session.
