BEDFORD – The Bedford Board of Zoning and Appeals met in regular session to discuss a special exception permit and a special variance of two properties.
The special exception permit request comes for a property near Mitchell Road and 28th Street to build a carwash. This will be a mixture of two self-serve and two enclosed automatic bays.
Travis Norman Group Land Surveying suggested revising the plan presented by flipping the bays to better allow traffic to flow out of the building once their vehicles have been washed. The board approved the special exception permit contingent on the revised plans.
The board then discussed the allowance of a special variance to split the property at 2435 I Street into two parcels, as the property owner will be making an additional living space in the garage that is currently in place.
A land survey for the property took place before this meeting to ensure the property size for both parcels. The initial concern and need for a special variance are due to one of the parcels being less than the required 6,000 square feet for a property in the City of Bedford. The two plots will be separated at 6,400 and 4,600 square feet respectively.
A neighboring homeowner spoke against the request for fear of the property lessening the property value of the area and the risk of the home becoming an eyesore, something the property owner ensured would not occur.
The board held a lengthy discussion on the issue and decided to table it until a future meeting, to ensure they have all of the necessary information about the property including confirmation on the size of the two plots, and to make sure there is no confusion on the property before recommending the variance to the Plan Commission.
