Bedford Plan Commission held two preliminary hearings during March 8th meeting

BEDFORD – The Bedford Plan Commission held two preliminary hearings during their regular meeting Tuesday afternoon for a special permit and a property rezoning request.

The special exception permit request came from Jeremy Estep and Chase Wicker with Tolson Investments LLC, to build a fully automated carwash to be placed at 3160 John Williams Boulevard, next to Buffalo Rings and Wings.

The request was made as the property does not currently allow this type of structure as it is currently zoned as a B-3 Planned Business District. This permit would allow the building to be built on the property, following the approvals of the commission and Zoning Board, as well as erosion plans among other service needs deemed necessary by the state.

The carwash will allow drivers to place their vehicles in neutral and remain inside as their vehicle is washed. The vehicle will be led through the system before turning out into the vacuuming area. After discussing the plans of the building, the commission approved the request to be moved to the Bedford Board of Zoning Appeals March 22nd meeting.

The next request was to rezone the property at 1820 Washington Avenue from a B-1 Convenience Business property to an R-2 zone in order to allow the property to house a duplex home.

The property has sat unused, aside from the occasional yard sale, and vacant for nearly 20 years. Mike Wood is going through the process of purchasing the property to renovate the property with a duplex to be used as two rental units.

The purchase of the property is contingent on the approval of the rezoning claim from Wood, and if it is denied during the next steps, the rezoning will not occur. Once the purchase of the property is finalized, the rezoning will then take place.

This was approved to be moved to a public hearing during the next Plan Commission meeting currently scheduled for Tuesday, April 12.

The commission then properly welcomed the newest commission member Richard Burton before adjourning.
